Old Southwest and Midtown Reno
The highest concentration of pre-1980 housing in the city: craftsman bungalows, Tudors and mid-century homes now in the middle of a genuine restoration wave. If your address is here, budget for a survey before any wall comes down.
Downtown-adjacent and central Reno
A mix of older commercial conversions and residential infill. Anything zoned for a commercial project triggers the federal facility definition even if the building was originally a house, which is a distinction worth raising with your inspector before you assume you're exempt.
Sparks and Old Town Sparks
Bungalow and ranch stock similar in age to Reno's older core, with its own building department but the same AQMD asbestos rules, since the district covers Reno, Sparks and unincorporated Washoe County under one program.
Sun Valley and Spanish Springs
A mix of older manufactured housing and newer suburban construction. Manufactured and mobile homes have their own material history worth flagging separately during a survey rather than assuming they follow site-built timelines.
Cold Springs and North Valleys
Newer growth corridors where most housing postdates the asbestos era, though older ranch properties and outbuildings on larger parcels are worth checking individually rather than assumed clean because the subdivision around them is new.
Verdi and the Truckee River corridor
Older cabins and homes along the river and near the California line, some with the transite roofing and siding common on mountain-adjacent properties of that era.
Washoe Valley
A rural stretch between Reno and Carson City with a mix of older ranch homes and ag outbuildings. Distance from town means combining a testing visit with a removal quote saves a second trip charge.
Incline Village and the North Shore
Older Tahoe cabins built well before 1980, often with the roofing and pipe insulation materials that show up most on mountain properties, plus a shorter construction season that makes lead-time planning around the 10-working-day notice even more worth doing early.
Gerlach and rural Washoe County
The far edge of the county's jurisdiction. Same AQMD rules apply, but longer travel times mean scheduling further ahead pays off.
